What we do for you

Photos, virtual tours and staging
The cost of marketing a listing is an advertising expense.
Dues and professional insurance
Annual fees tied to your licence, liability insurance and mandatory continuing education.
Phone, internet and software
The business share of your cell phone, subscriptions and tools.
Home office
Part of your home costs, if you meet the CRA and Revenu Québec conditions.
Client meals and gifts
Partly deductible, within set limits: keep the bill and the client's name.
Accounting fees
Fees for your bookkeeping and tax return preparation are deductible.
Real estate broker: should you incorporate?
In Quebec, a real estate broker can now practise through a business corporation, under the conditions set by the OACIQ.
It is not worth it for everyone. A corporation costs more to run (bookkeeping, corporate return), and the benefit depends mostly on how much of your income you can leave in the company.
We compare both scenarios with your real numbers: total tax, salary or dividends, and running costs. You decide knowing what it changes.

Questions
Do I need to register for GST/QST as a real estate broker?
Yes, once your taxable revenue goes over $30,000 in four consecutive calendar quarters. You can also register earlier to recover the tax you pay on your expenses. We handle the registration and the returns for you.
What expenses can I deduct as a broker?
Expenses incurred to earn your commissions: vehicle (with a logbook), advertising and listing marketing, desk fees, phone, software, dues, insurance and training. The rules differ by expense: we check each one.
Can a real estate broker incorporate in Quebec?
Yes, under the conditions set by the OACIQ. Before you do, we compare your situation with and without a corporation to see whether the tax savings outweigh the extra costs.
How much do your services cost for a broker?
For an incorporated broker, our services start at $150 per month, a special offer for brokers only. For a self-employed broker, the price depends on your situation: request a quote and we send you a fixed price before we start.
I'm behind on my books. Is it too late?
No. We catch up from your bank statements and commission statements. Catch-up for past years is priced separately, before we start.
